Dear Gurus, can anyone solve my doubt? If a HDB flat have 15 floors. Can the valuation of the 2nd floor unit which is tastefully renovated more than the one in the 15th floor that is not much renovations?

Morning Cecilia,

Height of a unit cannot be modified regardless on how much money you spent. Furthermore, renovation taste differ between buyers. Hence it's quite unlikely for lower floor units to get better valuation than higher floor units.

Hi Cecilia,

I do not understand the rationale behind this question. Are you seeking to purchase a unit or you have came across such a situation where lower floor renovated unit has better valuation that a higher floor unit which you hope to know why?

Valuation for both units are likely done by 2 different valuation officers therefore certain aspects will be judged in a personal opinion capacity. For example valuation officer A may be more demanding in terms of cleanliness but valuation officer B may be looking out more on the amount of fixtures that is included to decide on the final valuation figures.

Thanks your question.

A valuation report is determined by many factors such as, level of the unit, condition of the house, facing, location, size, corner non corner, the market transactions over at the block or nearby blocks and etc, so its not just the level n renovation alone.

So far in my experience I have not come across a lower floor unit's valuation price is higher than the 15th floor's. =)
