Dear Eric,
In 5-6years time, there will be a great number of units in Punggol that has matured for resale. With more units in the market, and assuming demand remains, we can only foresee that COV may not be as high. We cannot determine if valuation of property will drop as it has very much dependant on the economy. If we were to know what will happen in 5-6years, then I think all RES will be rich :)
