Dear Guru,

We want to sell our current HDB in Punggol and buy another HDB in Pungool. MOP is complete.
Could you please guide us?
1. What would be buy and sell side agent/stamp/legal/other fees?
2. Would I be eligible to buy if I have overseas property?
3. Do I need to sell my HDB first before buying?

Hi Mr Avi,

1) Commisison for selling is 2% and commission for assisting buyer to purchase a HDB unit will be at 1%. Legal fee and other miscellaneous will be about $2000.

2) You will need to declare to HDB if you own any overseas property and you may not be allowed to purchase any HDB unit. ( case to case basis)

3) Due to the weak market sentiment, it is advisable to sell first before you commit to the next property.

Hi Mr Avi,

1) Standard market commission for selling is 2% and for buying is 1%. Stamp duty is only applicable for purchasing the HDB. For legal fees, you may use HDB lawyers which are cheaper ie typically a few hundred dollars.

2) You will need to appeal to HDB to get the approval to keep your overseas property. Approval is granted on a case by case basis. I can share with you more on the appeal process.

3) In my opinion, it will be better to sell first due to the current market conditions. It is easier to buy than to sell and therefore selling first is advisable as you will be able to wait out for a good price for your flat and not be pressurized to sell if you were to buy first.

Hi Mr. Avi,

Typically commission for the sale is 2% and the purchase is 1%. Stamp duties only applies for the purchase, which is approx 3% of purchase price. Legal fees wise, if you are on HDB loan, you can apply for HDB conveyancing. There are also HDB admin fees to take note, and both HDB conveyancing and admin will add up to approx 1k. (For each transaction).

If you have overseas property, current regulations is such that you are required to dispose the ownership of the property after purchasing the HDB. You could appeal to the HDB Branch if you have unique circumstances, and approval is on a case by case basis. I be able to share more on the appeal process.

It depends on how you wish to structure the process, you need not sell first. Typically for current subdued market, it will be better to secure a buyer first before embarking on the next move. There are pros and cons in either option, be it (sell first then buy / buy first then sell / selling & buying concurrently, ie. Contra case)
