Dear Guru,

I'm a SPR. 26 years old. Earning $5250 monthly and probably getting 1 month of bonus yearly.

Based on 80% loan, what is the maximum loan amount or maximum condo price that I'm able to buy?

If I have foreign property, do I have to declare and will it be taken into consideration in the TDSR ratio?

Hi,

Based on TDSR and assume no other outstanding debt obligations, you should qualify for a loan of about 700K, or 80% of price, whichever the lower. if you can stretch a 30 year loan tenure.

May I know how much downpayment are you looking at? typical breakdown for SPR first purchase is
5% cash
15% cpf
Approx 8% Stamp duties and legal fees
80% max bank loan.

Hi,
You should be able to qualify for a loan amount of $700k (based on TDSR and with no other debt obligation). Based on 80% loan, you would be able to look at a ppty value at $875K.
For 1st property purchase in Singapore, the downpayment will be 20% (5% cash , 15% cash or CPF). As a SPR, your total stamp duties would be 8%.

Good evening buyer,

It will be best for my banker to advise you on your in principle approval so you will have a better idea how much can you loan. TDSR will take your age, income, debt etc into consideration so if you still have financial obligation on your overseas property, you might have to declare.

But do take note that you will be subject to 5% additional buyer's stamp duty as a SPR.
