Dear Guru, I may not address the question clearly last time. Here is a re-write one.

I am going to sell my existing 3-room HDB flat which I bought from HDB directly and living for 5 years. After sell it , I will have $85k CPF and $190K cash totally. The total amount can be used to buy HDB or condo. The income of my wife and me is $7000/mth. I would like to buy a 4-room HDB flat at CCK for investment and condo for living. My questions are 1. Which one I should buy first, HDB or condo? 2.If buy HDB first, we need at least $112k CPF in our CPF acc then the rest can be used to buy condo, am i right? 3. Can i apply loan from HDB for 4-romm flat if I use cash to buy it? 4. Which price level i can afford for condo? Thanks for your time and best regards Melvin

Hi melvin, some small details for your question, point 1-4.

1) HDB first; reason will be in point(3)
2) You can use all of your CPF for your 1st purchase. Therefore the CAP for CPF is not an issue.
3) You're unable to take a HDB loan if you owns a private property.
4) Depending how much cash you have in balance before you purchase a 2nd unit, best to have 20% of the total purchase price. But base on your income, the range of approximately 800K+ private property shouldn't be an issue.

My advise: do step by step, do not buy both together.
1. Need to calculate and Understand your comfort zone to commit on yr new property. Buying condo or HDB is depend on your cashflow, so that all will go right on your plan.
2. Depend on yr plan
3. Must buy resale HDB and bank loan.
