Dear Guru, I have collected my key for new HDB flat and need sell my existing HDB flat in six month. Would you like to advise me what the impact of this round cooling measure on HDB resale market. Should I start to sell the flat or wait and see? Currently have the valuation and COV dropped or flatten?

Having already collected keys for your current place, it doesn't matter if you start now or later, as long as you have a price in mind to sell. As my fellow professional have already pointed out, time is required to market a unit, it is never a day too early to start but could be a day too late. It's still too early to judge on how the market is going to react to the latest cooling measure.
But as of now, it don't really affect much.

Moreover, if the cooling measures do affect the COV and the valuation, are you going to hold your current flat and not selling it?

Afternoon,

The cooling measures have not impacted the HDB units much. It migght require PR couples to pay additional 5% ABSD but there are still good demand as it's the basic housing option in Singapore. The valuation is still based on the past transacted pricing hence it's still good. As for the COV, it's actually based more on your unit's location, level, facing and condition. Whatever the case, selling your unit is a requirement by HDB. Starting earlier is definately better than starting later.

Hi

The latest cooling measures have not impact the HDB market much and the demands are still strong. PRs will have to pay 5% ABSD for their first property.

As you have mentioned that you have collected your keys for New HDB, will probably means that you need to dispose your unit within 6 months.

Marketing a unit takes some time and marketing it early will allow you to have a peace of mind and especially at a strong market conditions.
