I currently staying in a 3I that has fulfill HDB MOP in Blk 164 Stirling Road. I am looking for upgrade to another bigger resale unit preferably 5 room in Tiong Bahru.

How should I approach this to ensure that I have a room over my head during the resale procedure and the renovation period?

That is the expected COV differance? ie, the amt I have to top up?

Hi Vayne,

The very first thing you need to do is to assess your HLE or get an indication from the bank to see how much you are able to loan. You need all these facts and figures to plan for your next purchase.

3rm HDB in Stirling Road is in the range of around $350k and prior to any commitment, you need to do financial planning.

You will need to work out your sums, ie. CPF OA balance and cash availability. This would determine the course of action. Whether to sell first and buy later or the other way around.
The estimated valuation for your unit is around $320k to $340k, with COV asking of $40k to $70k. This would depend on your unit's facing, condition, size, level and ethnic restriction, if any. As for units in Tiong Bahru, the valuation ranges from $650k to $750k, with COV asking ranging from $50k to $100k.

Hi,

Firstly, you would need to get your financial calculation done. This would include the assessment of your HLE eligibility or the amount of loan you are getting from your bank. The difference between the amount you get from selling your flat and your loan would be close to the amount of cash you would have to prepare for the next purchase.

If situation permits, you can do contra and you have to make sure that everything is planned out properly so as not to face problems like "no shelter over your heads" during the transition phase.

    How does contra work? My assumption is that I sell my current unit, the money goes to HDB, and I buy a new resale, and the differance is the amount I have to loan, is that correct?

Hi Vayne,

With regards to contra, it will facilitate the transfer of monies from the old property to the new property. If you are not using contra, you can either consider a bridging loan or pay up the differences using other means.

For your case of buying the property first, you have 6 months to sell your current property. You can ignore contra and treat your purchase as a separate case.
