Dear Guru,

I am married with a foreign wife, looking into buying my first resale in potong pasir.

1st Question, On resale, how much cash normally do I need? How much cash do I give in total after the sale normally.

This is for 3-room or 4-room HDB only.

2nd Question, Will this purchase count as 1 chance used to purchase new HDB? how about if i use HDB loan? How will this purchase affect my later years plan to buy a BTO, EC etc?

Evening Kenneth,

Firstly, only SC are allowed to purchase resale HDB unit with foreign spouse. Secondly, as to how much cash is required for your purchase, it would depends on how much CPF you have, how much loan you can get, the valuation of the unit that you are purchasing and the COV component.

Dear Kenneth,

If you are a Singapore citizen, you can buy a resale HDB with a foreign spouse under foreign spouse scheme.

How much cash you need will depend on
1) What loan you intend to take? Bank loan required 5% deposit by cash
2) COV
3) Agent service fees

The rest you can pay by CPF, and it also depend how much CPF you have, you need to top up cash if you insufficient CPF.

As long as you don’t take any grant for this purchase, it will not affect your plan to buy BTO in future. Pls note that you need to pay resale levy should you take grant for the first purchase and buy your second flat direct from HDB.
