Dear Guru, how about the selling price range and COV for 4A HDB at Hougang Ave 4, middle level,good view,near the sports facilities, walking distance to MRT? if not get valuation report yet, can market it or not? If anyone are hougang featured, can recommend to us. Many thanks!

Dear sir/madam,

Price range of past transactions indicated a selling price of $420k to $490k for the past 6 months along Hougang Ave 4. As a seller, it is not required for you to do a valuation of your house before sale. A valuation report is required by a buyer if he/she requires to obtain a housing loan, therefore costs should be borne by the buyer if they need a loan. I can assist you in getting the valuation done with zero cost on your end if you are planning to sell.

4A unit within Blk 50X to Blk 51X, Hougang, should have an estimated valuation of around $450k to $470k. Asking COV should range around $30k to $45k.
