Hi pleased advice me in below Questions.
1) I am Indian married PRs can I buy HDB new or Resale property
2) After buying I can eligible for Singapore citizenship.
3) can I eligible for bank loan in Singapore or Indian bank loan possible (good bank names)
4) agent brokerage rate % .
5) other expenses if any (property tax/govt tax/stamp duty).
6) any other advice from you .

Hi,

1. You can buy a new Hdb provided you or your spouse is a citizen. If this criteria is not fulfilled, toucan only go for HDB resale.

2. Buying a HDB will not enhance your Eligibility for citizenship. Two separate matters.

3. That will depend on your financial status and credit history in Singapore. Singapore banks interest rates are currently far lower than India's.

4. Market standard for resale HDBs is 1% for buyer, 2% for sellers. Negotiable though.

5. 3% stamp duties - $5400, legal fees, mortgage fees, valuation fees.

6. Get an in-principle approval from a bank first to see how much loan you are eligible for. Make sure you set aside enough cash for the 5% down payment of intended purchase price and enough for the cash over valuation and whether your cpf has enough to meet the other 15%. In the event if your cpf is insufficient, you may have to finance the balance in cash.
