The procedure for sale and purchase will take around 3 to 4 months respectively. This timeline is calculated from the time of resale application submission to HDB. If you current unit is under HDB loan and you are taking another HDB loan for the purchase, you can utilize enhance contra facility to let both transaction take place concurrently. This will help you cut down the required to complete both transaction.

Hi Mr Alex,
firstly, contra facility is only available when your outstanding loan is from HDB or is fully paid off and you are either using HDB loan or not taking any loan for your next HDB.
Then you are doing a buy and sell transaction at the same time, you will have to take note of the timeline and draf the transaction accordingly. depending on your ease of finding and selling your hdb. the whole transaction may take 4 to 8 months.

Good morning seller,

Yes you can do so but it will require careful planning on time frame and finances required.

1)We shall do a financial calculation for sale and purchase so it will serve as a guide along the way.

2) Start marketing your unit for sale first as it might take a slightly longer marketing period to dispose an unit (3 to 4 months) nowadays. We can view units for purchase concurrently but we should not commit to a purchase until a buyer is secured for your sale.

3) Whether you can use contra, depends on your current loan. Is it from HDB? And do you intend to use HDB loan for your purchase as well? If not, I afraid you will have to obtain a bank loan instead.

4) If cant use contra but you need funds from your sale into your purchase, we have to time your completion of your purchase two weeks after your sale completion so you can utilise your refunded CPF OA funds. You might want to request for temporary extension of stay from buyer if not you might have to find temporary accommodation for a short period of time. But not to worry, I will make the necessary arrangements and guide you along the way.

I believe you have more or less know what contra terms means.

In such a case like yours, most sellers will negotiate for an extension stay after legal completion such that they can channel the funds of sales into their purchase without need to loan a big amount, and also for the renovations to take place. Nevertheless, most buyers are also looking eagerly to take over the apartment after completion, since they are already paying mortgage. You may wish to take note of this and work out a win-win solution for this to happen.
