Dear sir/madam,
The extent of how a flat may depreciate after years differs and if you are monitoring, old HDB estates in Queenstown, Tiong Bahru and Toa Payoh are still clocking in transactions. With a family set up within the estate where your family lives and breathes the estate, the family bonding, relationships with neighbours and lifestyle planned around staying in the estate could have already outweigh these prospective negative attributes of staying in this location. If your perspective is simply based on economical sense, perhaps you should only consider new estates or even better, purchase a freehold property here in Singapore. As for SERS, it will greatly depend on the Master Plan. No one can confirm if old HDB estate will get SERS or not. Work around the pros and cons and make your decision. For me, I would certainly feel that it will be a good purchase for its location which I can benefit from. If I may assist you further, please let me know.
