Good afternoon,

Only owners can use their CPF OA for the purchase and use their income to apply for the loan, occupiers can't. Hence if your wife's CPF OA and income are required to complete the purchase, you need her to be the owner of the purchase application.

If she can't be present to sign all the documents, she might want to appoint a Power of Attorney instead to help her to sign. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Sir,

Yes, you can purchase a HDB resale flat as both you and your Wife has fulfilled the criteria of having been SPR for 3 years and more.

You can list your Wife as an Occupier, but do take note that loan eligibility will then be based on your sole income. She also cannot contribute to the financing of the house using monies in her CPF account.

On a side note, ABSD of 5% for SPR still applies.
