Currently I live with my husband and 2 kids in a 5 room hdb flat using my cpf to pay for the loan. My sister in law live with the parents in law in a 4 room hdb flat. We are thinking of selling both our flats to apply for 5 bedroom EC. Is it ok for my sister in law to co own the property? or Is it possible for both me and my sister in law to pay the loan using our cpf? Or does it have to come solely from me and my husband?

Afternoon,

If you are referring to getting new EC from HDB, it's not possible to purchase it under both your name and your sister's name. However, it's possible to purchase under tenancy-in-common or even joint tenancy if you are looking at resale EC.

Hi,

If you are talking about purchasing new EC from developer, the main applicants must consist of a family nucleus (ie. Husband+Wife, or Parents+Children), thus you and your sister-in law (as siblings) cannot jointly purchase to apply for new EC, but you can do so with your spouse or parents.

Consequently, only the main applicants (ie. Husband+Wife, or Parents+Children combi) can use their CPF to service the mortgage payments of the loan as the bank loan is only granted to the owners of the property.

However, with private condos or resale EC, you can choose to jointly purchase with your sister-in-law (as siblings). There are no eligibility (family nucleus) restrictions, thus financing-wise there is a bit more room to plan around.

That might not be possible for a new EC purchase. Resale would be fine. If are considering new ECs, there are especially a couple of projects with immense price discounts! Resale prices have of course dipped. Great time to capitalise.
