Currently, I have a foreign national student tenant on student pass staying in my private apartment whose pass will expire in less than 1 year. In spite of this, he wants to continue tenancy for 1 year. Verbally, he says he will seek employment in Singapore, and says he is willing to pay rent until the last day of his lease. In actual fact, his student will expire 7 weeks days earlier than last day of lease. Is it possible to lease to him ?
(a) If so, What clause can be included in TA to protect myself and ensure that foreign student tenant will pay rent until end-of-lease of private apartment ? I am worried he will later say his student pass expiry is valid reason for him to get early termination of lease. Can he do this ?
(b) he intend to have his foreign national girlfriend who is in the process of getting a working permit in Singapore to stay with him in this one year. At the moment, the the girlfriend is not stated as an occupier in the draft TA. Is it better to clearly indicate the girlfriend as an occupier ?
(c) Alternatively, is it better to have the girlfriend as a co-tenant so there is one more person responsible for rent payment just in case ?
