Hi,

For SC 2nd property purchase with no outstanding loan concurrently, breakdown as follows:

Cash 5%
CPF OA 15%
Max bank loan 80%
Stamp duties and legal fees approx 10%

Hence downpayment is approx 30%, of which at least 50k must be cash. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Please note only singaporean can rent out an entire hdb . Non singaporean cannot keep their hdb if they buy a condo . Non singaporean cannot be landlord of a entire hdb flat .

As per your question , this figures provided are based on a 1million condo and inclusive of 7% ABSD , however ABSD is NOT payable if you are a Singaporean and sell your hdb to buy a condo concurrently .

Assuming you are singaporean and intent to keep the hdb , The minimum cash plus cpf would be approx 30% of the condo price that you intent to buy , factoring in approx 10% of taxes including 7% additional buyer stamp duty ABSD , example 30% of 1 million property is approx $300 000 in cash and or cpf , out of which at least at least 5% must be cash . This $300 000 cannot be loan .

If neccessary, the balance 80% of 1million condo can be loan subject to your age and income .

Alternatively to save on taxes such as additional buyer stamp duty ABSD at 7% of condo price , equivalent to $70 000 savings of cash or cpf based on a example condo valued at 1million if you sell your hdb concurrently while you buy a 1million condo .
