Hi Eric, With government plans to move commercial activities out from city area, especially with the setting up of CBP and IBP, we are seeing tenants whose work location shift away from city area. In such cases, tenant pool with requirements to stay near city drops, given that cost of living near city is usually higher. Assume your rental of 3 bedrooms HDB can be $3000, tenants are likelier to pay $200 more to enjoy the facilities given in a condo settings slightly further away from city while the costs of living is likely to be lower which is very likely to offset the differences paid in rental. Bear in mind that HDB being controlled by the government does not have the same potential to appreciate in value as compared to a privatised EC, and with the ageing of HDB going on, it is going to be even less appealing to future buyers.
