Current tentant will migrate before TA contract ended. Another existing tentant will take over the contract. In this case,does owner need to pay 1 month commission to the agent if she redrawn a new contract between new tentant n owner? Pls do not publish online

Commission applicable has to be agreed between the client and agent, whether tenant-agent or landlord-agent. In such a case of lease takeover, most of the cases I have handled is for the outgoing tenant to pay for the services since it is not the landlord's part that causes this lease takeover.

By the way, the answer to the commission part is yes and no and it really depends on the agreement between both landlord and their agent. I have cases whereby current tenant is leaving before the lease is up and the tenant is happy to pay me commission for helping to find the next tenant so that he could get his deposit back.
