Current landlord/ agency is asking +70% increase on the rent we are paying in order to renew our lease. Understand that prices are on the rise but not 70% ! Any advice how realistic they can get that or is it just profiteering from the situation?

It is a willing landlord and willing tenant situation. If you are not agreeable to this increase but wish to fight your case on what is market rate increase, then you will need to engage a lawyer to fight this case. Otherwise, you can look for alternative units.

It is definitely not the best time to look into rental renewal or seeking new rental units in current market. Landlords are not charitable organisations, therefore it is reasonable that they are looking to capitalise on the bullish rental market to get the highest rent possible. There are a handful of landlords who don't mind to increase just a little because of tenant profile and also reduce the inconvenience of handing and taking over but they are just a small fraction out there in the market.

There is no use to look for advise on how realistic they can get the amount or just profiteering from the situation because it doesn't help your case at all practically. Time to move on and commit to a new rental as soon as you can because it is anticipated that rental market is continuing to rise over this last quarter.

you can check the URA website (on rental data done) and compare the URA data with what the owner is asking

provided there is renewal clause (eg in commercial units), the judge (if it goes to court) may ask for a valuation report from an established firm
