-- EC Sellers, Private Property Buyers Dr. Chan & Ms. Xie --

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. We were a bit worried when our EC sale time was longer than expected due to trade war, but Ivan was able to reassure us that our EC would sell. By November, he managed to secure a buyer for our EC. Thank you. Read More

Yes, it is possible. However, do take note that if you're purchasing a resale private property, you will need to fork out the amount in Cash first. This amount will then be reimbursed back to you upon the legal completion.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Dear Sir/Mdm,

Yes it is possible to use CPF to pay for buyer stamp duty and ABSD. However for resale properties, you will need to pay in cash first and apply to reimburse from CPF.

Please feel free to contact me so that I can give you an overview of the purchase process and highlight to you the important issues to take note of.

Good evening Sir/ Mdm,

it depends on scenarios.

You can use CPF OA funds to pay stamp duty and ABSD if you are buying a building under construction (new developer unit).

But if you are buying a resale property, you will have to pay in cash first. If you have sufficient CPF OA funds, you can apply for reimbursement of stamp duties back in cash.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

YT Tan

Hi,

1) The answer is affirmative.
2) However the buying process is different for new projects and resales. You might need to prepare to pay in cash first before applying for reimbursement.
3) For a new project, there is ample time for the lawyer to get approval from the CPF to release funds for the buyer stamp duty and ABSD.
4) Whereas in resale, the exercise of OTP to stamp duty due date is only 2 weeks (weekends inclusive), therefore you have to pay in cash first. Reimbursement from the CPF will only be materialized upon completion of the transaction, which is usually 3 months later.
5) So you have to carefully plan your funds according to which type you are buying.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

What if i dun have enough cash to pay stamp duty, but my cpf has sufficient funds. Can i delay stamp duty payment?
Certainly! If you’re using CPF funds and purchasing an under-construction property, it’s possible. However, for a resale private property, you’ll need to pay the amount in cash initially. The reimbursement will occur upon legal completion. Read More
