Good morning,

Yes you are able to bridge 4% exercise fee subject to eligibility condition and timeline. If your existing place has not been exercised or the option period is too short, its no go.

Hi,

It could be possible if you existing property has already obtained an exercised OTP, and that the option period of the property you are buying is extended such that there is a longer time to apply.

Yes technically it is possible but it is risky because you will need a longer option period to ensure that the bank can disburse the funds in time. For your situation, I would suggest negotiating with the seller with a lower exercise fees instead.

Hi,

1) Bridging loan is a temporary home loan to assist buyers in an interim period so that they purchase their next property.
2) This includes down payment of new property purchase while waiting for the sale proceeds from an existing property.
3) You must have an exercised OTP in order for the bank to disburse this.
4) Because bridging loan is only available for a period of 6 months, thus you have to ensure you can receive your sale proceeds by then.
