For purchasing a property under a trust, bank loan and CPF are not allowed to be used. Full cash is required and therefore new projects with progressive payment schemes are a more attractive option.

HI,

Buying under Trust for your children technically mean your children will be the owner of the property. A loan or CPF payment can only be done via the owner of the property.

Thus, your CPF will not be able to finance the unit and it will mean full cash payment.

Hi,

It seems someone had advised you to consider using Trust as a vehicle to make a property purchase.

It is best you could speak to a lawyer to understand the full implication. I'll list down the basic "must know" information for your understanding:

1) Beneficial (Trustee) of Trust should be related to Trustor (the one who comes out the money) whether official or non-official.
2) Stamp duty is based on Trustee and not trustor.
3) Trustee is below 21 years old.
4) Trust will mature (dissolve) once trustee reach 21 years old.
5) Trustor is not allowed to dissolve the trust if trustee has not reach 21 years old. Another word, the money cannot be withdrawn from trust.
6) Interest earned from trust can be release for trustee benefit only, such as education. Interest here here refer to rental gain while holding the property.
7) Upon trust dissolved, the property is lawfully owned by trustee only.
8) There is a maintenance fee involved in keeping the trust till it dissolve.
