There are several considerations when using of CPF funds for purchase of residential properties in Singapore. In general, if you have met all the necessary conditions, then you are able to use all the CPF funds for the condo purchase and this includes not only being below 55 years of age, but also the balance tenure of the property you are purchasing and if this is your first residential property.
