Good afternoon Eric,

You can utilize your all your CPF OA to purchase the resale condo if the balance lease is more than 60 years, it is your first residential property and you are not above age of 55.
For the down payment of 20%, 5% must be made in cash while the balance 15% can be settled using CPF.

Hi Eric,

Yes you are right. 5% will NEED TO BE in cash. 15% can be in CPF (or cash if CPF is not sufficient). Stamp Duty can also be payable by CPF, but usually you will need to use cash to pay first before reimbursing from CPF. The balance 80% can be financed using a bank loan.

It will be good if you can have a financial plan draw up so that you can have a good overview of all the costs involved and the total cash and CPF that you required for the purchase.

Good morning Eric,

You are absolutely right that you need to fork out at least 5% in cash for the downpayment.

1% option fee to obtain the option to purchase while 4% exercise fee to exercise the rights to purchase the house.

You can utilise all your CPF OA funds in the purchase. But I will advise you to leverage on bank loan rather than utilising CPF OA funds.

Current loan interest rate is approximately 1.6% while you will lose 2.5% if you use it. If you leverage, you still able to save 0.9%.
