Good afternoon Charles,

Typically if your flat is bought directly from HDB and once it reaches the 5 year MOP, there would have been some capital appreciation. There would be some sale proceeds you can tap on for the downpayment of the next property, hence the feasibility of the upgrade will depend on the next home loan amount attainable. This in turn depends on your age, income and whether any other loan installments.

I have helped various homeowners to work out a detailed financial plan to help them understand whether the upgrade is comfortable and also help them to smoothly transit to their next property.

Hi Charles,

It is good to do an analysis of your overall financial position taking into consideration the sale proceeds after the sale of your current flat, your eligible loan amount and the CPF that you have before you can decide which is a better decision.

If your budget is comfortable, I would suggest upgrading to a condo for a higher upside potential in the future. If not a bigger flat ie 5 room or executive flat would attracts more demand in the future.
