Can I transfer my EC after mop to my 21 year old child and then buy a Resale 5 room flat? I am 54 year old and my spouse is 55 year old. Do we need to wait 15 months? Also can we buy new bto?

Hi,

Need to wait out 15 months for your scenario. To avoid the 15 months wait out period, both you and spouse need to be 55 years old and above, and buying 4-room size and below resale HDB. BTO is out of the picture because you need to wait out 30 months after transferring of private property.

Also do note your child must have sufficient funds and/or qualify for sufficient home loan to take over your resale EC of 5 years. He/she needs to refund your CPF utilized + accrued interest utilized for your EC.

Yes, you will need to wait 15 months. However, you can avoid this waiting period by meeting the criteria:
-you and spouse both must be 55 years old
-only can buy 4 room resale and below

Hi, there will still be a waitout of 15 months, unless you hit 55, BTO will require waitout period of 30months regardless of age. If the EC is under loan, you will need to consider that your child needs to be able to finance the loan on his own.

Is your 21 year old child able to finance the property? If it is fully paid, was there any usage of CPF funds? If there is, your child will be required to refund the amount plus the accrued interest before you can transfer the EC to your child. You will be required to wait out for a period of 15 months before you are eligible to purchase a resale 5 room flat. For BTO, the wait out period will be 30 months. This is on top of other eligibility criteria in place too.

Hi Sir/Mdm,

It is possible to transfer the EC to your child if the loan is fully paid up or if your child's income is able to support the loan required to buy over the house. To be eligible for a resale 5 room flat, both of you will need to observe the 15 months wait out period before you are eligible. Once you turn 55 years old, you and spouse may also purchase a 4 room or smaller flat immediately without the wait out period.

As to buying a new BTO, you will need to wait out a 30 months period after the transfer of the EC. Please feel free to contact me so that I can understand your intentions better and assist you further!

Yes 15 months wait out period is applicable. Unless both of you are above 55 and buying 4r HDB and smaller. If you want to buy BTO the wait out period will be 30 months instead.
