Hi Sir/Mdm,

For resale EC, there is no income cap. It is similar to buying a private condo. However, if you wish to keep the HDB and buy it as a 2nd property, you will need to be mindful that your loan quantum will be lesser if you still have an outstanding loan for the HDB and Additional Buyer Stamp Duty of 17% will be applicable for a 2nd property.

Hi,

If your HDB has fulfilled MOP of 5 years, yes you can purchase another resale EC that is 5 years and above. Do note ABSD of 17% applies as it will be considered your 2nd property. There isn't any income ceiling required to be fulfilled as the resale EC that has MOP is considered to be sold in the open market.

There is no restriction on income cap for resale EC, as long as you have fulfilled your MOP for your HDB, from a Singapore Citizen household and you are a minimally a SPR if not citizen. Do take note that additional buyers' stamp duty is applicable in this case if you plan to retain your existing HDB.

There is no income ceiling for resale EC (those that reached 5 years MOP) and you are free to purchase one. However do note that if you have a HDB under your name, the HDB must has reached its 5 years MOP and 17% ABSD will apply to you for the purchase. Hi,

1) A resale EC is no longer under the jurisdiction of the HDB. Therefore there is no eligibility scheme to fulfill for any SC and SPR.
2) If you intend to keep your HDB flat then you have to prepare to pay the 17% ABSD as a 2nd residential property in Singapore.
3) There is also no income ceiling for this purchase.
4) Do note that if you are considering an asset upgrade then you must sell your HDB flat first before buying the resale EC to avoid incurring the ABSD unnecessarily.
