Can i proceed to collect keys to new bto flat before sales of my current flat? Can i ask the HDB officer during key collection that i would like to use the CPF refund + accrued interest to pay up the full outstanding loan or price for the new BTO flat upon sale of my current flat thus not wanting to take up HDB loan? If I am able to pay up full amount using CPF refund + accrued interest, so do I still need to pay 50% of sales profits to HDB or to keep 100% since no loan will be needed? Any advise is appreciated.

Hi,

If you wish to use your CPF refund + accrued interest to settle the BTO price fully, you need to apply for contra method. HDB will not release the BTO keys if the outstanding purchase price is not settled, and typically they will require you to secure a buyer first before they will allow the key collection. Some coordination of the timeline is also required so the transition is smooth. Has the BTO achieve its completion and started to issue keys to new owners?

If you are unsure about the method, it might be ideal to engage an agent to ensure a smooth transition. I have done similar cases will be happy to share more on the best approach.

Good evening,

You can only do it this way:

1) Use HDB mortgage loan for your BTO purchase and collect the keys first while you sell your current unit. This is provided that you have sufficient founds for the legal and stamp duty and the down payment
2) Indicate to the HDB officer that you would like to pay off the BTO mortgage once the fund from your current unit have gone through completion.
3) Market your unit and proceed as required.
4) Was the completion of sales, the CPF fund will be used to settle the BTO mortgage. Outstanding amount will be paid with your cash proceed.
