Hi Mr. Ng,

1) Once you are married and wished to purchase an HDB flat. Your spouse automatically becomes an essential occupier.
2) Your son can be co-owner as well, but that will not change the fact that your spouse becomes an essential occupier.
3) Your wife as an essential occupier will have to observe the 5 yrs MOP with the owner before being allowed to buy a private residential property.
4) To summarize the above is no matter whether you are buying under the family scheme with your son or buying under the Single Citizen Scheme with your name alone. Your wife will still be listed as an essential occupier.

If you purchase a HDB flat under Public Scheme, you have to include your Wife as either the co-owner, or an essential occupier.

You are free to include your Son as a co-owner too, provided he's above age 21.
