Can I check if I have used my CPF for the HDB purchase and if do not sell and continue to live in it after age 55, will CPF Board still continue to charge for the interest accrual for the usage of CPF funds. Is there a end date to stop interest computation for the CPF usage for property purchase?

Hi,

CPF accrued interest will continue to incur as long as you have utilised your CPF fund for your property. Hence, it is important for your property to have space for capital appreciation. May I know what is your plan going forward?

Hi,

As long as the CPF is utilized, the accrued interest will continue to accrue until you sell or transfer the property. There is no end date unless you decide to use cash to redeem this portion to zero-ize the figure (CPF utilized + accrued interest).

This is also one of the reasons why HDB owners are moving towards private property, as older HDB resale prices start to gradually depreciate faster as balance lease gets less, and the pace of the accrued interest outpaces that of the decrease of the hdb sale prices. They have realize the potential issue in the future and take action today to prioritize the capital preservation for retirement.

Hi;

Your CPF accrued interest continues to accrues until the day you sell / transfer this property, even though your unit has been fully paid. Many people are not aware of this and the consequences in future when you interest keeps compounding. You may end up with negative sales one day when you decided to sell your unit. Yes you will continue to incur accrrued interest for the usage of your CPF funds for your property. However the consequence of this might not be as bad as a person who have not reached the age of 55 as you are able to cash out your CPF proceeds provided you have enough retirement sum in your account.
