Hi,

Yes its possible, just that do note 12% ABSD applies for 2nd residential property, and LTV for 2nd loan is only max 45%.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi,

1) In order to qualify to buy an EC around 6 yrs, implied you are either an SC or SPR.
2) An MOP EC is deemed to be private to SC and SPR. Thus either residence status you are in, you are free to buy another private property.
3) You will be subject to 12% as an SC and 15% as an SPR.
4) So depends on your objective, and how you like to finance your 2nd property.
5) Note that if you are currently servicing a mortgage loan. If you intend to get a loan, the maximum loan you could get is 45%.
6) If you had utilized CPF in your EC, you will have to set aside BRS before using the rest for this 2nd purchase.
