Hi Mr. Ng,

5K cash will be for Option Fee Deposit, agt comm is 1%+GST, paper work will be around 500, stamp duties & legal fees will be around 3%. Any shortfall after using your CPF available & loan available will also have to be in cash, hence its unlikely to be possible. Thanks and hope to assist with your purchase further.

Option and exercise fee will be max of $5k. Depending on your purchase price, the amount of CPF you have and whether you are taking bank loan or HDB, the down payment will easily require a hefty sum of money. Not to forget about the legal and stamp duty payable, which will easily require $4k to $5k from you.
