Can I ask, we are currently staying in HDB that is about 3 years into the MOP, but considering my kids education we plan to rent a place nearer to a school of our choice. This would mean changing or address in our IC, will this affect our MOP calculation? Meaning HDB only count the time we occupy the flat shown in our IC? or when we took our keys as stated in HDB website? I believe it should be from the time we took our keys correct right?

Hi Alex,

During the Minimum Occupation Period of 5 years, you are suppose to occupy or stay in the flat to satisfy the MOP. For your case, if it is a genuine problem, you may want to consider writing in to HDB to request for the waiver of the MOP period so that you can relocate nearer to the school of your choice!

Hi Alex,

Yes MOP starts when you officially collect the keys. You can't rent another HDB, but private property is ok. For the period you are not residing in the HDB, the period is not calculated for the MOP. Its highly unlikely you can sublet out the HDB as well. For clients with a similar situation, if you have long term plans to be near the kids school, you might want to try appealing to sell earlier within MOP. After all, paying both mortgage and rental concurrently can be quite taxing. HDB sometimes approve on case by case basis for cases with genuine family reasons. Hi Alex,

MOP of 5 years means you have to be physically staying in the unit for 5 years before being able to Purchase another residential, Sell or Rent out the whole unit.

However, if you have a genuine case, and if you wish to sell your HDB prior to meeting MOP requirements, you may wish to appeal to HDB on this matter. Alternatively, you may choose to leave the unit empty and rent another place near your preferred school.
