The monthly repayment works out to approx 2658 based on 1.5% loan and 27 year loan tenure, which is approx 40% of your monthly income. Whether this amount is high depends on your lifestyle expenses.

The 2bed 2bath in treasure Tampines is transacting around $1.2mil +/- , so 708k loan plus 400k cash + cpf will take you to approx 1.1mil budget. You may need to stretch a bit to get your ideal unit type.
