Hi Sir/Mdm,

Based on your age and income, you should be able to obtain about 710k of loan. The 2 bedroom 2 bathroom units at Treasure are doing at about 1.1x mil and therefore with your loan amount and cash + CPF savings, you may need to stretch a little.

Based on the info shared, assume no other loan obligations and good credit score, the loan attainable should be approx 708k. The monthly repayment works out to approx 2658 based on 1.5% loan and 27 year loan tenure, which is approx 40% of your monthly income. Whether this amount is high depends on your lifestyle expenses.

The 2bed 2bath in treasure Tampines is transacting around $1.2mil +/- , so 708k loan plus 400k cash + cpf will take you to approx 1.1mil budget. You may need to stretch a bit to get your ideal unit type.

There are some options you may have for Treasure At Tampines base on the profile you have provided, however to be absolute safe, I highly recommend you to have your finances officially assessed by the bank with an in principle approval before you launch into your home search.
