There's other platform where you can post your property for Sale.

May I know why you prefer to sell without an agent?
Experienced agents are a source of information and keys to smooth sales proceed.
They will offer good tips, steer you clear of potential pitfalls
You will get expert advice on pricing, have someone to help calculate your finances and plan your timeline, and takes care of all the paperwork for you.
The good agents will also offer up-to-date information to back up their advice, such as reports on property prices in the surrounding area.

Thank you for your interest in listing on PropertyGuru to sell your property. Unfortunately, as a direct home owner, there is no avenue do list the property on this portal to sell. Moreover, the marketing packages for agents do not come cheap as well. I remember replying to a similar seller like you who was enquiring on listing on PropertyGuru to sell her property, and the most basic package being charged to agent costs above $1,270 currently, and if we were to consider listing the property for sale as a premium listing (Turbo function), and refresh the listing once on a daily basis, this account will only last for slightly over 3 weeks and this also do not guarantee that listing will sell. In fact, this year alone, I have spent over $25,000 on PropertyGuru alone, and still thinking about subscribing to more advertising credits due to the escalating costs in advertisement.

This is the reason why I will usually share with homeowners like yourself to consider the service of a professional, since the commission applicable is only when there is a successful transaction, therefore this amount can be built into the final selling price where buyers are the ones paying for the agent fees indirectly. On top of marketing aspects, agents will also undertake responsibilities to ensure that documents and submissions are done proper and also do a screening of the buyer background, and provide the experience to deal with any unintended events that props up along the sale.

PropertyGuru only allows registered agents with a paid subscription with PropertyGuru to put up their listing for sale or rent. I have recently just paid over $13k to renew my subscription with PropertyGuru. Home owners are encouraged to consider engaging the services of an agent to market their property for sale or rent, since commission is only applicable for every successful transaction, thus you can actually factor in this commission amount into the final rental price such that the tenants are the one indirectly paying for the commission, instead of home owners paying the advertising fees whether or not a tenant is successfully secured. In addition, agents will also run through the due diligence process to reduce the amount of risk for home owners when renting out their property through a series of legislative checks required to protect the interests of landlords.

I am currently managing an expatriates community with over 14,000 members where a number of them are actively seeking accommodation in Singapore and I believe this is also an added channel to optimise the reach out to potential tenants for your property available for rent.
