1 rm and 1 hall unit are considered as 2 room flat. There are such units available in the resale market, though it's quite limited.
You only concern would be whether you want to get any financing for the resale 2 rm flat or to pay it off fully.

Yes, you can. But bear in mind that 2 room flat are not cheap now. Some can be as costly as a 3 room flat.
