Hi Valerie,

If the flat is purchased directly from HDB, 5 years MOP has to be fulfilled.

But it's a resale flat that was purchased before 5/3/2010, it could be 1 year or 2 1/2 years depending on the loan you took up or 3 years for purchases from 5/3/2010 to 29/8/2010.

If your flat was purchased from resale market before 5/3/2010, there might be a chance that you can purchase a private property now or soon as 2 1/2 MOP is fulfilling soon if I took the last effective date 4/3/2010 as the benchmark.

Dear Valerie,

if your investment options are open, you may want to consider a commercial property instead.

MOP is not an issue at all and the coolings measures are not applicable here. Meaning to say, no additional stamp duties. No seller stamp dues, can borrow up to 80% loan to valuation.

Having said that, the catch is, the downpayment and mortgage can only be serviced in cash.
