Can a foriegner buys a clustered house or a townhouse in S'pore ? Is clustered house /townhouse considered as landed properties. Is there any restriction for foreingner to buy landed properties?

Both clustered house and townhouse are classified as "strata landed" houses. However, those that are situated within high-rise condos compound are allow to be purchased by foreigners (eg in Sommerville Pk).

Strata landed that are stand-alone (eg no mixed or share spaces with other apartments), these are the ones that will require SLA/LDU approval. Examples of this is Gilstead Brooks (click to view) .

While many people mixed the two terms, I like to differentiate the two types. I would term townhouse as those that's with condo compound, and clusterhouse as not.

"town house" sounds like it's formed a small town by itself, with mixed developments that usually means more facilities like even mini-marts, effectively like a small town.

"cluster house" sounds like it is a cluster of landed houses, which is why no apartments.
