Good morning,

Yes its possible but if each of them currently owns a property under their own names with cpf utilized, there will be restrictions. More info will be required for a more detailed recommendation.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Warm Regards,

Hi Mr. Prem,

This is a very interesting question. I believed a lot of people will also benefit from your query.

Using cash and loan only:
1) There are no restrictions in buying private regardless of your relationship. Even both of you are non-related at all.
2) There are also no restrictions on the amount of share between each other. This is entirely decided by both of you. Likewise for contributions of finacing the purchase.

The restrictions come in when you wished to use CPF. You shall not be allowed to use CPF for the under mentioned conditions:
1) If you are single buying with a non-related single and have used CPF for existing property.
2) You are a married person buying private property with a non-related single.

May use CPF:
1) Both are single, and none of you have utilize CPF for any property.

Do also note that there are other restrictions on utilizing CPF for the purchase.

Hope the above answer to your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Why these 2 groups of people are not allowed to use CPF?
Hi Prem, it is possible even if there are more than 2 unrelated buyers too.

Hi Mr Prem,

Yes it is possible to use the CPF of the individual owners to pay for the instalments. By right all these should be briefed to you by the lawyers when you exercise your Option To Purchase. May I ask have you already made your purchase already?

If let's say you have not made your purchase, then maybe I can suggest that we can meet up for a discussion on your purchase plans? No worries as there are no obligations at all. If you are making your property purchase for the first time, then it is really good if you walk this journey together with a professional. We can be there to stop you from making an impulse purchase and scrutinise the house for you. A good realtor is there to tell you what are the houses that you need to avoid after we have step foot into the house. As mentioned, there are no obligations at all and we can just take it as a chat. Even if you decide to work with us for your purchase, you will be happy to hear that for purchasing of private properties, you do not need to pay us any service fee from you own pocket.

I have left some links below which links to my testimonials and also my interviews with Council of Estate Agents (CEA) and also PropertyGuru together with my wife. I would need to trouble you to copy the links to your internet browser as this platform does not support direct links. I hope you can have a glimpse of how we work. I am sure we will be able to provide the same level of professional service to you and also good advice as well.

Looking forward to hear from you soon! Cheers!

Hi Prem,

Yes it is certainly possible. Both your incomes will be taken into consideration during the loan application and most certainly you may both use your CPF to service the mortgage loan.

For friends, people purchase in tenancy in common and hold the shares of the property depending on the initial contribution to the property. You may decide among yourself the share allocation.

Please feel free to contact me so that I can give you an overview of the purchase process and also understand your situation and requirements better before assisting you further!
