Buying an approved EC before its MOP date. What is the pros and cons

Dear Koh Zing,
It is just like purchasing a resale EC, however, some minor restrictions like MOP and also income eligibility will apply for pre-MOP EC that has been approved. Importantly, if you are eligible for the above, you must first like that property and that it fits into your household lifestyle including travel needs and schools, including parental support in the event you need them for caring for your children. If you are profit driven, meaning your main objective is to sell at a good profit in the future, then we will need to look into more factors like surrounding development, upcoming developments and the overall supply and demand.
I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

Hi Koh,
I have personally transacted quite a number of special approved EC for sale. The advantage of buying such a unit is that you can move in very soon and can apply for the CPF housing grant if you are eligible.
However the downside is that you are buying the unit at a higher price as compared to all your neighbours. If you are able to satisfy the EC buying criteria and do not mind the wait, buying a new EC may be a more sensible decision.
