It is crucial to ensure that you are paying the 1% cheque to the rightful owner. You will have to do due diligence to ensure this. If you are dealing with a POA, you will need to ensure that he/she is certified.

Also, you may wish to check for encumbrances on the property itself, to ensure that there are no other caveators lodged on the property, which may result in a complicated case.

Lastly, if you're doing this for the first time, you should seriously consider engaging a professional agent to assist in your purchase. Afterall, you may not even need to pay commission, so why not?
