Dear Lost Singaporean,

What are the chances of unable to sell away the private property within 6 months of keys collection of your HDB? Unless you are looking at an unreasonably high price, otherwise, units should sell usually within 3-6 months should the quantum of the unit be high due to the limited pool of buyers.

My question to you will be would you rather lose the HDB you have bought for maybe half a million than to sell your unit slightly cheaper but still making money out of the sale?
Or you may wish to explore to start selling your private property but negotiate for delay completion of your private property while you source for a HDB. Would that be a better solution? In such case, with the OTP of your private property on hand, you are likely to be eligible for a bridging loan for the HDB, in case you need one.

I agree with Geryl. Since you have purchased a HDB unit, I would assume you have either done a lot of homework, being a DIY buyer, or you have a qualified salesperson behind your back.

Giving up the HDB is an unlikely option, as you have be required to pay the bank on the necessary at the possibility of lower valuation quoted to you. Selling your condo at lower price, which I believe would still be possible positive sales or with slight lost , is a sensible move.

I have a HDB buyer who only sell off their existing unit, nearly 1 year after key collection. This, however, is not to be taken as 'sure go' for your case as every case defers.
