Buying a 20 year old condo
Hi I am interested in 2 condominium (Woodgrove Condominium and Hilltop Grove) but they are close to 20 year old. Is it worth considering 20 year old project? I have 700k in cash and cpf. Age 43. Monthly salary is $6700.

Hi,

For older resale condos that are 20 years old, it may be difficult to exit at a higher price if their locational and condo attributes are not ideal. It may be the case for these 2 condos. It appears you are only considering west side condos, is this for own stay as well?

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

It is not advisable to purchase an old development from an investment point of view unless the unit involved is selling at a steal price. This also applies to freehold condo where the lack of up to date amenities might affect the selling price in the future. Looking at your fiannces, I would suggest gettting a newer condo from the range of 3 to 10 years old. Older condos suits those with tighter budgets where the chances of future capital appreciation is still higher than purchasing HDB and possibility of en-bloc sales is high.
