Both me and spouse are retirees in our 60s. We have a fully paid 4 room flat at Bedok Reservoir, valuation about $480k, no other loan. We want to downgrade to 3 room BTO at Punggol price is around $180k. We have very little CPF and not much cash. Do we need to sell our flat first or can we wait until the BTO flat is ready ? Can I use the sale proceeds for my BTO and keep the remaining cash profit ?

Good morning Mrs Solaris! You stand a very low chance in obtaining a loan from HDB/ bank as both of you are retirees. Thus you might have to sell off your flat first in order to purchase a BTO. If you decide to sell off your flat first, both of you must keep a minimum sum in your retirement account, use partial of sale proceeds to purchase BTO then can keep whatever that is left. http://mycpf.cpf.gov.sg/members/CPFWithdrawalsat55YearsOld.htm Hope it helps! I have always been housewife, never have any CPF, does it mean the sale from my existing flat still need to contribute minimum sum to my CPF ? or is it CPF will take minimum sum $180k for my husband and another $180k for me so total $360k lock in CPF, we only have $120k to finance purchase of BTO ?
Morning Mrs. Jade, With your current situation, it's almost impossible to get mortgage loan for your upcoming purchase. You will need to check how much CPF you can utilize, once your current unit have being sold. We can then work out on the amount of cash proceed that you might have at hand. You will also need to note that 10% downpayment is required for purchase of BTO, be it in CPF or cash.
