Do you mean to compare The Canopy and The Visionaire? Given the lease balance itself, I'd say The Visionaire will likely have a longer runway for appreciation, plus the location itself which is nearer to MRT.

    thanks for the clarification. I think these are 2 interesting projects with their individual attributes therefore it will not be an easy task to determine the potential. Do you intend to hold it for long term or mid term in this case? In terms of current location, Clement Canopy will likely outshine Vision given its surrounding amenities, and the relatively fresher lease balance. While there will be upcoming developments surrounding this area, the only concern is if the supply will then be increased to dilute the competitiveness of the pricing in the secondary market.

    Without doubt, the hype on the Greater Souther Waterfront project will likely have positive impact on the appreciation potential for The Vision, but given that it is still at the beginning of the roadmap for this project, by the time it fully materialises, the lease balance for The Vision could be an objection for prospective buyers.

    All in all, I think the intended holding period will have impact on the appreciation potential.

Hi,

I believe you are referring to Clement Canopy and the Vision at west coast? Both has its strengths but my take is Clement Canopy will have a better chance of appreciation given its relatively nearer proximity to Clementi Central area, amenities and schools, and the pool of HDB upgraders, being nearer to Clementi MRT with the upcoming cross island line and its newer design and age. The next door condo Clavon and the future land parcel in between will also be launched for sale soon, which is likely to bring up overall prices in this locality.

That said The Vision in the future will capitalize on the greater southern waterfront transformation but that may take a longer timeline. Hence Clement Canopy is relatively more appealing in my opinion.

It also depends on your needs and objectives, and also whether the layouts available suit your family. Happy to hear more about your plans.
