If you are referring to internal factors, it will be the condition of the unit (upkeep), renovation, fixtures, furnishings etc.

Valuer will also take in the past transacted pricing of the project and surrounding projects as reference as well.

Valuer uses direct comparison method to determine the valuation of your property. This means that they look at the recent transaction data within the same development as well as comparable development around the area.

Other factors such as renovation, condition of the house, level of unit and facing etc also contributes to the valuation of the property.

Dear sir/madam,

The valuation of a property is done using comparison method directly with other units that has been transacted within the project or nearby development. The facing of property does not really impact much in terms of the valuation.

In determining a valuation, the internal conditions of unit will likely be the most important aspect in affecting the value of the property, however, that said, if the sole purpose of having a valuation done is so that you can sell the unit for a higher price, I beg to differ on this consideration, as the more important thing to do in a property sale is to make the buyer fall in love with your place and increase what the perceived value of your property is. A house can be very nicely renovated, however, the renovations does not fit the taste of the buyer or the configuration does not fit the buyer's family, these value or renovation will have zero value to the buyer.

Therefore it will be important to know abit more of the buyer when doing the unit presentation to bring out the related positive points to the buyer as much as possible instead of blind selling the features of the house.
