base on the market's practice we need to give agent's commission acting for the buyer at 1% of valuation price,so how about if there is a COV involve ,do we need to add in?

Afternoon Kelvin, Commission payable to your agent for purchase is based on buying price, not based on the valuation price. However, the commission payable is negotiable between you and your agent.
