Bank loan: hi, I’m 37, single and looking to purchase my first house. I’m getting a bank loan and was told that the maximum loan I can get for a HDB is 390K. Does it means that my options available for a resale HDB is one that can go up to 520K (I assumed 390k is 75% so 100% is 520k). Thank you.

Dear sir/mdm,

In this case why are you not considering a HDB loan since the interest rates are lower? Do you have the balance funds (cash and CPF) to make up the shortfall to $520k if you are only able to loan up to $390k? Including stamp duties and the miscellaneous fees involved in the purchase process.

    Hi Geryl,
    Thank you for the quick response. I checked using the HDB website and I am not eligible for HDB loan. So in terms of loan breakdown, am I right to say that 1) the 390k can only be used for 75% of the house valuation? (2) Am I allowed to use my CPF or cash to pay off a portion of the valuation so that I only need to loan 390k? I have some funds in CPF since I have been working since graduation. I’m referring to resale HDB by the way.

Hi,

1) Information provided is Single and intention of buying an HDB flat.
2) This implied you are an SC as a single SPR is not eligible to buy an HDB flat.
3) You have the option of using an HDB loan or a bank loan. The current interest rates are 2.6% and 4% respectively. This raises my curiosity about your intention of using a bank loan at this time.
4) You are not wrong theoretically that by having a loan of $390k your highest purchase budget is $520k.
5) However you have to also consider the other fees involved such as buyer stamp duty ($10.2k for $520k), legal fees, and other miscellaneous costs.
6) Unless you are intending to use all cash for these elements then it should be fine.
7) But if you wish to better utilize your funds' cash/CPF, then you will need a more detailed tabulation to understand which option is best fitting your current situation.
8) I would suggest you speak to a real estate agent to understand more before making your move.
