Estimated valuation could be around $400k to $420k.

But I will always recommend my clients to spend a minimal amount of $170.50 to request for a formal valuation rather than relying on estimated valuations or past transacted prices.

Hi Nirwan,

A total of 30 transactions were recorded for similar units in Pasir Ris Drive 1 from Feb 2010 to Oct 2012. Lowest price recorded was $382k in Feb 2010 for a low floor unit, while highest price recorded was $454k in Sep 2012 for a mid floor unit.

If you look at the latest transactions, they are on average seling around $420k inclusive COV therefore what my fellow professionals have quoted are likely the probable valuation, of course very much dependant on how the condition of your unit is.
