Assuming the Female Fiancé is a Co Owner of a HDB flat,
Can the Male Fiancé still buy a Private Property under single ownership (no Co-Owner)?

They female wishes to hold onto her Flat ownership however they wish to stay together after marriage as well.

Please enlighten me.

Hi Aidan,

Is the Male Fiance a co owner of the a flat?
If not, he is able to buy a private property under his own name.
But please do note that if in future, both of them want to buy a hdb together, this private property has to be sell off within 6mths upon purchase of the hdb flat.

Alternatively, they can buy the private property under both names, provided the Female had fulfilled the MOP of the HDB flat.

Hi Aidan,

Provided that the male is not an essential occupier in the HDB you have mentioned (note that this unit is still under the MOP) as well as not an owner of another HDB unit which has met its MOP, the male should be eligible to purchase a private property as an individual. This is subjected to my understanding based on your descriptions.

Otherwise, if MOP of the HDB has been met, you should be free to purchase a private property together, subjected to loan eligibility. If any party within the purchase is still servicing an outstanding housing loan, it is likely that you will only be able to loan up to a maximum of 60% of the purchase price or value whichever is lower.

Hi Aidan,

Yes, you (only Male name) can purchase a condo under single name provided:

1. If you do not own any HDB. If your name is also in HDB, then you have to meet the MOP.

After marriage, both of you can stay in your condo, provided MOP is met. MOP of 3 yrs or 5 yrs depending on which time the HDB is bought. Also, if you buying a condo, pls note on the ABSD to check if you are affected.
